F.G. Burnett - Industrial Sale - Aberdeen, Record Industrial Property Deal in Aberdeen

Date: 01 Nov 2006

The sale of a property on Aberdeen's south side is believed to have set a new record for the industrial market in the city.

The high quality detached office and warehouse/workshop building, extending to over 1,144 square metres (12,317 square feet) at Hareness Road, Altens, has been sold for almost £1,500,000.

Within the Altens Industrial Estate, one of Aberdeen's prime industrial locations, the property is located on a 1.19-acre site which also includes a yard and large car park.

Chartered surveyors and property consultants, F.G. Burnett, Aberdeen and Glasgow, acted on behalf of the owner, MacLean Electrical, who are moving to a new facility at nearby Peterseat Park.

A private property investor, for whom Young & Co acted, has purchased the building.

F.G. Burnett Director, Graeme Watt, said: "The fact that the property was sold following a closing date for 16% more than the asking price highlights not only the strength of the market, but also the shortage of available quality product in Aberdeen.

"Potential occupiers of industrial space, particularly those with urgent operational needs, are now left with few accommodation options and many are resolving to pursue new design-and-builds where availability and certainty are offered."
