Innes England - Mixed-Use Development - Mansfield, Nottinghamshire

Date: 29 Apr 2008

Abbeyfield Estates are pleased to announce the completion of the construction of a new mixed industrial and trade counter development at Hermitage Lane, Mansfield, now known as Abbey Park.

Having acquired the site in 2007 Abbeyfield secured detailed planning consent to redevelop the site with a range of warehouse/industrial units and a purpose built trade counter development overlooking the main access point at Hermitage Lane.

As a part of the overall scheme Buildbase, one of the UK's fastest growing builders' merchants, will relocate to part of the site and are about to commence construction of a new purpose built 15,000 sq ft depot supported by a large fenced compound.

The industrial element of Abbeyfield's scheme comprises seven units ranging from 2,450 - 13,400 sq ft with 4m roller shutter doors and up to 7.5m (23 ft) eaves height.

The largest unit (Unit 7) which is 13,400 sq ft and has the added attraction of an extremely large fenced yard area.

The trade counter facility is made up of six units totalling just under 25,000 sq ft. Of these some 10,000 sq ft has been let to ScrewFix and some 3,300 sq ft is under offer to a leading trade counter operator.

Although marketing has only just begun the developer and their agents, the Nottingham offices of Innes England and DTZ, are delighted with the interest which has already been aroused in this scheme.

Andy Smith of Innes England said: "We are very excited about this development which offers a wide range of high quality accommodation. It is a reflection of the location and quality of the scheme that has not only persuaded Buildbase's early commitment but has also attracted ScrewFix as the first occupier of the trade counter facility."

The success of the scheme is not limited to the trade counter activity. Unit 1 (2,838 sq ft) of the industrial element was let to local glazing company Quest at the asking rent of £4.50 psf.
