Knight Frank - Leisure Sale - Scotland, Dunbartonshire

Date: 11 Jun 2008

International property consultancy, Knight Frank has sold one of the West of Scotland's best known country house hotels, Dumbuck House Hotel on the edge of Dumbarton close to Loch Lomond, in an off-market transaction.

The new owner of Dumbuck House Hotel is Licensed Leisure Limited, a well known Glasgow based bar and property company. Whilst Knight Frank can not release an exact sale price it was sold from a guide price in the region of £2 million.

Knight Frank's partner David Reid handled the confidential sale on behalf of Major Hotels Limited which decided to sell the hotel due to family reasons and to concentrate on its other hotel in Dumbarton, The Abbotsford.

Dumbuck House Hotel has 22 rooms, very large gardens, grounds and function facilities for up to 190 guests, and will also offer huge scope for further development.

Managing Director of Licensed Leisure Limited, Iain Donaldson advised: "Whilst we have been based in Glasgow and its suburbs for many years primarily in bars, clubs and property, we are delighted now to have made our first serious venture into the hotel business with the acquisition of Dumbuck House. The combination of country house with grounds and terrific function facilities appealed to us and we very much see Dumbuck being our entry into the quality hotel market where we would like to build up a small chain within the next few years".

David Reid finalised by saying: "I have acted for Major Hotels Limited and the McGroarty Family for many years and although they had no definite plans to sell Dumbuck House I also knew of Iain Donaldson and Licensed Leisure Limited's plan for expansion. Carrying out the deal successfully was a result of the good rapport between purchaser and vendor and in this market knowing that a purchaser can complete quickly is paramount to any transaction".
