Knight Frank - Leeds, Holbeck Urban Village

The Leeds office of international property consultancy Knight Frank has secured two significant lettings in the historic Holbeck Urban Village area of the city on behalf of Igloo Regeneration and CTP St James.

Knight Frank advised on deals which have brought Welcome to Yorkshire and television production company True North to Holbeck.

Welcome to Yorkshire have taken the renovated Dry Sand Foundry, a self-contained Grade II* listed office building facing Water Lane and forming part of the award winning Round Foundry Development. The organisation has relocated from York.
Oliver Quarmby, of CTP St James, who developed the Round Foundry, said: "The letting to Welcome to Yorkshire completes the second phase of the Round Foundry and in a difficult market with the boot firmly on the tenants foot, attracting this tenant is testament to the quality of the ambition, design and construction of the project."

True North, who were formerly based at the Yorkshire Television Studios in Kirkstall Road, who are behind productions such as Cutting Edge: Addicted to Surrogacy and Calendar Girls: Ten Years On, have taken 4,963 sq ft on the third floor of Marshalls Mills in Marshall Street.

Jess Fowle, creative director of True North, commented: "'Holbeck Urban Village is a fantastic location for True North. We're very excited about moving into such a vibrant business community and look forward to forging new partnerships with the other creative industries in the area."

Ed Harrowsmith, of Knight Frank in Leeds, said: "These tremendous old buildings have been given a new lease of life as stylish offices and are a joy to work in. The working environment at Holbeck is second to none and is appealing to companies across the city and beyond. These two significant lettings underline their attraction".

Paul Simmons, development director of Igloo Regeneration who own both developments, said: "There is inevitably a lot of bad news around at the moment in the commercial property market and that's why it's particularly pleasing that two such important occupiers have come to the Round Foundry and Marshalls Mill. This underpins our belief that Holbeck has such a huge amount to offer as a place to work".

There is still office space left in both Marshalls Mill and the Round Foundry, with 4,000 sq ft available in Marshalls Mill, 8,455 sq ft available in nearby Marshalls Court, 3,000 sq ft in the Round Foundry's Saw Mill Yard and 4,130 sq ft in the Green Sand Foundry, also part of the Round Foundry. Carter Towlers are the joint agents on Marshalls Mill and The Round Foundry whilst BNP Pariabs Real Estate and Eddisons advised on the Dry Sand Foundry.
