Opus North - Scunthorpe, Doncaster Road, next to Glandford Park

Opus North has bought and developed a prime two-acre site in Scunthorpe.

Opus North, one of the leading property development and investment companies in the north of England, has bought and developed a prime two-acre site in Scunthorpe.

The Ilkley-based company bought the brownfield land in Doncaster Road, which is next to Glandford Park, the home of Scunthorpe Utd FC, for £325,000 from Gallagher Developments.

The vacant site has been developed out and pre-let for a 4,500sf unit to IN'n'OUT, the specialist car maintenance, servicing and MOT company.

IN'n'OUT has now moved into its purpose-built new premises. This is the only IN'n'OUT centre in the Lincolnshire and South Humberside area.

The company, which is expanding rapidly across Britain, is paying £15 per sq ft on a 25-year lease.

Andrew Duncan, managing director of Opus North, commented: "This has proved to be an excellent investment opportunity. Our site is next door to a major retail park, where the tenants include McDonalds, KFC, Frankie and Benny's, Pizza Hut and Travelodge, which is a perfect location for IN'n'OUT."

Mr Duncan now heads up Opus Land's northern division, after it was decided recently that the company's operations in the Midlands and the North should be separated. Both divisions will continue to be backed by Palmer Capital Partners.

He explained: "This is another excellent deal for Opus North and it has proved a very satisfactory transaction for all parties. Despite the challenging economic conditions, we continue to look for exciting development opportunities across the north of England."
