Large office letting in Bristol.
One of the largest office lettings in Bristol so far this year has been concluded at Kings Orchard in Queen Street, Castle Park, by property advisers GVA Grimley, giving encouraging signs of a revival for the city's offices market.
Financial services company The Chartwell Group is taking 17,200 sq ft of space at Kings Orchard, and will be relocating from its premises across the region. The ten year lease has been agreed at a rental of £20 psf.
Jim Grant, CEO of The Chartwell Group, which was founded in 1995, says, "We currently operate from a number of different offices throughout Bristol and Bath. This move is giving us the opportunity to bring all our staff together under one roof for the first time. The central position of Kings Orchard, and the excellent facilities it offers, makes it ideal for us to carry out our business and welcome clients from all over the UK."
The distinctive landmark building at Kings Orchard has recently undergone extensive refurbishment, and offers high quality office space, meeting room facilities, a gym, café and catering facilities. Head tenant, the major commercial law firm Bevan Brittan, as well as Gardiner & Theobald, are already in occupation.
Guy Williams of GVA Grimley, who represented Bevan Brittan in negotiating the deal, says, "The conclusion of this letting is a very positive start to 2010 for the Bristol offices market. We are beginning to see renewed occupier confidence, with a higher number of quality enquiries in the city centre which we hope will lead to continued lettings."
The Chartwell Group will be occupying space on the second floor of Kings Orchard. DTZ represented the Chartwell Group and CJIA Ltd is providing workspace analysis, interior design and project management services. Craig Jenkins Director of CJIA stated that they were pleased to be selected by the Chartwell Group to lead this high profile project especially during these competitive times.
