Date: 18 Apr 2000
BG Staff Pension Scheme, advised by Weatherall Green & Smith, has forward funded Simons Estates' £10.75 million leisure/office development at Brayford Wharf North in Lincoln City Centre.
Work on the 6,168.6 sq m (66,400 sq ft) scheme, which will be anchored by a 3,567 sq m (38,400 sq ft) nine-screen Odeon cinema complex, will start in April for completion in summer 2001.
Odeon has taken the cinema on a 25-year lease at a rent of £450,000 pa, with a fixed up-lift at the first review.
The development also includes three speculative 1,756 sq m (18,900 sq ft) licenced leisure outlets and a further three 845 sq m (9,100 sq ft) office units.
Weatherall Green & Smith's James Dunlop, acting on behalf of the fund, said: "In-town leisure schemes with car parking will be at the forefront of performance over the next few years. The waterfront location combined with the proximity of the new university underpins the strength of this exciting development."
Letting agents for the scheme are Weatherall Green & Smith, Donaldsons and Hodgson Elkington.
